ATLAS DEVELOPMENT
The flagship premium project BENEFIT COLLECTION SOCHI CHALET is located in the most picturesque part of the Olympic Village. The 7 buildings of the complex, designed in the modern style of an Alpine chalet, create a sense of authenticity and privacy with untouched nature. The panoramic views of the majestic mountain peaks from the terraces will forever capture your heart.

The complex is located at the Rosa Khutor ski resort, 1,170 meters above sea level, in the Olympic Village, which was built for the 2014 Winter Olympics in Sochi.

In 2024, the owners decided to breathe new life into this place. We designed more than 40,000 square meters of hotel space. The facades and interiors were renovated, and a new building was designed, including a spa with an outdoor pool and a restaurant. Our partners, the SCAPE design bureau, were responsible for landscaping the area.

This is a unique project in terms of its architectural concept. The main architect was the mountainous landscape of the location itself. In terms of style, we adhered to the principle of harmony with nature and the surrounding landscape of the entire Caucasian Nature Reserve. We also took into account all the requirements of the existing design code for the Alley of Flags.

The techniques proposed by the project for the facade solution not only renew the appearance of the buildings and the entire complex, but also bring the entire area to a high level of durable standards and comfort.

When designing the hotel complex in the center of the Mountain Olympic Village and within a two-minute walk from the ski lifts of the Rosa Khutor resort, we relied on current trends: – expanding the audience of skiers and attracting all ages – environmental friendliness, WELNESS infrastructure
– integration of SPA complexes
– emphasis on LUXURY services
– infrastructure for non-skiers
– all-season availability

Thus, we have updated all existing entrances and accesses to commercial areas to create a completely new and self-sufficient logistics for the complex.

The territory of the complex is presented as a system of different-sized spaces connected into a single chain. Two main event squares are connected by a narrow alley framed by hotel buildings.

Each hotel building is subject to major repairs. The new facade design takes into account the surrounding buildings and creates a harmonious combination with other buildings.

Also on the territory at a lower level, a new SPA complex will be built with a beautiful view of the mountains and its own separate access. The building includes a thermal complex with various pools, baths, saunas and hammams, massage rooms, changing rooms, lounge areas and bars. On the 5-6 floors, there will be terraces with an outdoor heated pool. For convenient access to the SPA complex, a warm passage between the adjacent hotel building is provided.

The thermal baths in the mountains are a place that everyone will want to visit. Soft lighting, comfortable changing rooms with all the necessary accessories and amenities, relaxing music, and a friendly service will help you enjoy your steam rituals.

As part of the facade overhaul, the following works will be carried out: replacement of old facing materials with modern and durable ones; insulation of the facades to improve the energy efficiency of the buildings; introduction of decorative elements and details; restoration of window and door openings; and repair of the roof and drainage system.

The main idea of the improvement is to use the existing layout and focus the pedestrian’s attention on the route from the main square to the small square, with a view of the mountains. Additionally, a pedestrian crossing is introduced at the intersection with the road, providing a barrier-free passage along the route and additional safety measures for pedestrians.

The style of small forms on the territory is linked to architecture and nature through the use of natural and living materials. The landscaping of the territory is primarily focused on the restraint of the plants and their combinations, including individual accents in the form of beautifully flowering shrubs. The compositions, which include coniferous and deciduous shrubs and grasses, perfectly fit into the mountain theme and are combined with the color solutions of the complex.

With the help of the paving pattern, attention is focused on the square, followed by the pedestrian’s route, which ends with a distinctive pattern on a small square. Additionally, a pedestrian crossing is introduced at the intersection with the roadway, providing a barrier-free passage along the route and additional safety measures for pedestrians.
